The Minitas and Venados beach reserve, located in the town of Lo de Marcos, in the municipality of Bahía de Banderas, will be developed through a mega tourism and real estate project after being recovered by the Nayarit government following years of litigation and seizures.
The area was fully recovered in October 2025, although it had remained under seizure since November 2022, as part of legal actions stemming from the Megaoperation Nuevo Nayarit. Now, the property will be transformed with the participation of the Trazo Real Estate Group, according to official information presented at a press conference.
The announcement was made by the head of legal affairs for the Nayarit government, Gabriel Camarena Morales, who explained that the project includes two hotels, branded residences and apartments, white-label residences, a beach club, and an arts district, all under a large-scale master plan that will directly impact the community of Lo de Marcos.
He explained that Grupo Trazo owns two hectares adjacent to the development site, already within the municipality of Compostela, and that, in seeking development opportunities in the region, an agreement was reached with the State. He specified that the terms and conditions agreement was signed on April 16, and the first installment of the earnest money deposit of $3,000,000.00 Mexican pesos was received.
Currently, the partner will contribute an additional 10.9 hectares to the business plan, while FINN will contribute 95.5 hectares to the project partnership. Simultaneously, topographic studies have already begun, as well as progress on the commercial and architectural plans, marking the technical start of the development.
Camarena Morales affirmed that the project will be designed under a harmonious and efficient master plan, which—he said—will directly incorporate the town of Lo de Marcos, with the promise of generating local infrastructure, urban planning, and social, environmental, and economic development, under the concept of shared prosperity.
“A joint, sustainable development with shared prosperity is going to be undertaken… Here, the greatest beneficiaries will be the residents of Lo de Marcos. They will be given a sustainable, ecological, and economically viable place, with comprehensively planned development, where they will be the primary beneficiaries… because the first investment in this project is not for the developers, it’s for the residents of Lo de Marcos,” is how Camarena Morales presents the project.
According to the official, the expected return on investment for the megaproject would be nine times the land’s market value, with a 20-year payback period. He indicated that, based on an estimate not proportional to the actual value, if the property were valued at 3 billion pesos, the development could generate up to 27 billion pesos, in addition to the 82% return on the project itself.
The Minitas and Venados reserve covers an area of 50.62 hectares, which were recovered through legal means and opened to the public after having remained in private hands for years.
These lands were never developed or commercially exploited, despite that being the original objective after their removal from the Bahía de Banderas Trust (FIBBA). According to the Nayarit government, they are valued at nearly one billion pesos, although they will now be incorporated into one of the most ambitious tourism projects announced for the northern coast of Bahía de Banderas.
While the project progresses on paper and in the planning stages, Lo de Marcos is only just beginning to grasp the magnitude of what lies ahead.
